How do I pay rent?
You can pay your rent through the following methods:
Online Portal: Log in to the tenant portal provided by Holtzman. From there, you can make payments directly using a bank account or credit card. There is a 4% fee for cards and a $2.00 fee for electronic check payments.
Automatic Payments: You can set up recurring payments through the online portal to ensure your rent is paid automatically each month.
Pay in office:
You can pay in the office by cash, cashier's check, and money order. We do accept cards/Apple Pay in the office with a 4% card fee.
We do not have an afterhours payment drop box

How do I submit a maintenance request?
You can call our office 24/7 to submit a maintenance request or log in to your tenant portal to submit a maintenance request.
Please be as detailed as possible and attach photos if needed.

I'm looking to move out
Please be sure to let us know as soon as possible, 30-day notices are not accepted over the phone. GA Landlord Resident Laws require a full 30-day notice before vacating. We will send you a 30-day notice form to fill out with very helpful information on how to make your move-out process with Holtzman as easy as possible. -
Late Fees
Rent is due on the 1st late after the 5th. Late fees are 10% of the rent and there is an additional $50.00 fee if a 3-day demand letter needs to be placed on the door. -
What happens if I don't pay my rent?
The resident signed a lease agreement specifying rent is due on the first of each month and we allow a grace period before the late fees accrue. However, after the grace period and late fee accrues, we may post an eviction notice if you are unresponsive and have not communicated your payment plans. We will follow the state law for non-payment including a Notice to Pay posted on the door. A posting at the property has an additional charge. If dispossessory is filed additional legal/admin fees will be applied. -
What happens to my portal if I get an NSF payment?
Your portal will be automatically disabled for payments and you will have to pay via Certified Funds payable to Holtzman: cash, cashier's check, or money orders may be dropped off at the office
Any NSF/Returned payments are charged a $50 service charge and subject to late fees/3-Day Demand Letter Fees

Who is responsible for paying for repairs and maintenance requests?
Owners are responsible for all usual maintenance such as roof, plumbing, electrical, and any structural work that needs repair as long as it was not the result of resident misuse. Residents will be responsible for work that was caused by misuse, such as holes put in sheetrock, toilets clogged by toys, feminine products, etc. Please be advised if an appointment is scheduled and the resident misses the appointment, a service fee will be charged to the resident. -
Can I make changes to the property?
Without written consent from us you will make no alterations to the property including but not limited to painting, changing lighting or plumbing fixtures, appliances, thermostats or doorbells etc. -
Can I pay out of pocket for a maintenance issue that is not being repaired?
You will not be reimbursed if you choose to pay out of pocket. We recommend you reach out to your maintenance coordinator for an update or ETA on your work order. Please know you may not withhold rent as per your lease agreements. We also use certified vendors to complete the repairs to guarantee the work. If you are using your own vendor or pay out of pocket work is not guaranteed and any further repairs that may arise from it will be the resident's responsibility. -
I want to get a pet. What do I do?
The main consideration will be whether the owner of the house will allow a pet and/or is an acceptable pet breed per your lease. There is also a non-refundable pet fee per pet living in the home. Also, monthly pet fees may apply if the owner informs us. All tenants with pets are required to register their pets on pet screening.

Fish Tanks, Birds, Livestock Questions
Fish tanks cannot be over 10 gallons, birds must be caged at all times, Holtzman does not allow reptiles, insects, livestock, farm animals, exotic or jungle animals, pigs, skunks, ferrets, or monkeys. If one if one is found, you will need to be charged a pet fee and the animal must be removed or you will have to vacate the property. -
Can we have a pool or trampoline?
Pools & Trampolines are not allowed at the property. -
Can I run a business out of the home?
You are not authorized to operate a business out of the home -
I want to move out, but my roommate wants to stay. What do I do?
Any lease modification has to be requested before the current lease expiration date otherwise it can’t be processed. When we remove you from the lease, your roommate will need to qualify for the property on their own.
The security deposit will remain with the home. There is a $100 administrative fee to modify the lease.

I need to add an adult to my lease
The adult being added will need to submit an application online or in the office and be screened. Once screening is complete we will send an addendum or new lease adding the adult.

Tenant’s Right to Terminate
You will always be required to submit a 30-day notice in writing, we do not accept them over the phone.
If you are or become active duty and you receive orders that are more than 60 days or to move more than 35 miles from the area, you can submit a 30-day notice to vacate with a copy of the orders at any time during your lease and you will only be financially responsible for 30 days.
If you should die during active duty, your family (must be an adult) can terminate the lease with a copy of your death certificate
If you are a civilian, you terminate this lease with a 30-day notice if you are transferred more than 35 miles from the area permanently or for more than 90 days
If you are terminated or furloughed for more than 90 days.
We will require written proof from your employer.

Is the deposit refundable?
Yes, the security deposit will be refunded after a resident moves out and the house is inspected for any resident-related damage, cleaning or lawncare required. If there has been damage to the home that is not normal wear and tear, the repair amount will be deducted from the initial security deposit paid. We follow the landlord-resident Law for each state in regard to the time it takes to refund any security deposit.
